If you’ve been thinking about buying or selling a condo or townhome in Basking Ridge, the 2026 market continues to show strong demand, but the numbers also show why pricing a property correctly matters.

Basking Ridge, located within Bernards Township, has a wide variety of condo and townhome communities, from more affordable one- and two-bedroom condos to larger luxury townhomes that can sell well above $1 million.

By the Numbers

Looking at 76 publicly reported 2026 condo and townhome sales across major Basking Ridge communities through July 31, the numbers give us a good snapshot of the market:

Average Sale Price: Approximately $517,300

Average Days on Market: Approximately 28 days

Average Sale Price vs. Asking Price: Approximately $11,550 OVER asking

Overall, those properties sold for approximately 102.3% of their combined asking prices.

That means the typical condo or townhome in this group sold relatively quickly and, on average, for more than the seller’s asking price.

But Basking Ridge Isn’t One Condo Market

One of the most important things to understand about Basking Ridge real estate is just how much prices vary from one development to another.

For example, 2026 sales in Spring Ridge have included condos in the $300,000s and $400,000s as well as larger units selling considerably higher. In Society Hill, many recent two-bedroom sales have been in the $400,000s and $500,000s.

Move into some of Basking Ridge’s larger townhome developments and the numbers change considerably. Recent sales in The Barons have reached $900,000 and above, while Amherst Mews has seen 2026 sales approaching and exceeding the $1 million mark.

That wide range is why a town-wide average only tells part of the story. The most useful comparison for a homeowner is generally recent sales of similar units within the same development.

Multiple Offers Are Still Part of the Market

Perhaps the most interesting number is the relationship between asking and selling prices.

Across the 76 sales reviewed, properties sold for an average of roughly $11,550 more than their original asking prices, with the combined sale prices equaling approximately 102.3% of asking price.

Some individual properties did substantially better.

A Maple Run townhome listed at $749,000 sold for $850,000 — $101,000 above asking. Another Maple Run property listed at $639,000 sold for $727,000, or $88,000 over asking.

Society Hill has also produced numerous above-asking sales in 2026, including properties that sold $20,000, $30,000 and even $40,000 above their asking prices.

Of course, not every property sells over asking. Some 2026 condos and townhomes have sold at or below their list prices, particularly those with longer market times. Condition, location within the development, updates, floor plan, HOA fees and initial pricing can all have a major impact on the final result.

How Quickly Are Basking Ridge Condos Selling?

The average for the sales reviewed was approximately 28 days on market, but there is a significant difference between the fastest-moving properties and those that linger.

A number of desirable, well-priced units went under contract after being on the market for only a week or two. Others remained available for 60, 90 or even 100 days.

For sellers, that’s an important reminder: a strong market doesn’t automatically guarantee a quick sale. Presentation and pricing still matter.

What Does This Mean If You’re Selling?

For Basking Ridge condo and townhome owners, the current numbers are encouraging.

Buyer demand remains strong enough that appropriately priced properties can generate significant interest, and some are still attracting offers above their asking prices.

But determining the right price requires looking beyond a Zestimate or the average price for Basking Ridge. Two condos only a mile apart can have very different values based on the development, square footage, HOA fees, amenities, renovations, garage or basement, location within the complex and recent comparable sales.

What About Buyers?

Buyers shouldn’t assume that every Basking Ridge condo will sell substantially over asking, either.

While some properties have generated bidding competition, others have sold at or below list price. Understanding the recent sales within a particular development can help buyers determine whether a listing is aggressively priced, appropriately priced or potentially overpriced.

Being prepared before the right property hits the market can also make a significant difference, particularly for the most desirable units.

Thinking About Buying or Selling in Basking Ridge?

The Basking Ridge condo and townhome market remains active in 2026, with an average sale price of approximately $517,300 among the sales reviewed, an average market time of about 28 days, and an average sale approximately $11,550 above asking price.

But averages don’t tell you what your condo or townhome is worth.

If you’re considering selling, or you’re curious about what properties are selling for in a particular Basking Ridge development, I can put together a more specific analysis using recent comparable sales.
