 A lot of NJ homes, especially in more rural areas, have septic systems.  If you’re thinking of buying a home with a septic system, here are a few tips:


1. Get a professional inspection of the system before committing to the purchase, as it can be expensive to repair or replace if issues are discovered later; this inspection should assess the system’s condition, age, size, and potential problems like leaks, clogs, or improper drainage, allowing you to make informed decisions about the property.


2. Check the system’s age: An older septic system may be nearing the end of its lifespan and could require replacement soon, which can be costly. (Like $35,000-$45,000 )


3. Maintenance history: Ask the seller for records of past septic tank pumping and maintenance to understand how well the system has been cared for.


4. Location of the drain field: Ensure the drain field is situated appropriately away from the house, well, and any water bodies to prevent contamination.


5. Local regulations: Understand your local laws regarding septic systems, including inspection requirements and potential permits needed for future repairs or upgrades.
